NHSSN creates and fosters partnerships with residents, business leaders, and governmental entities. Our goal is to help low to moderate-income individuals and families in Nevada attain affordable housing. We pursue this goal by creating homeownership opportunities through the development of affordable housing, homeownership education, and neighborhood revitalization.

Established in 1992 in North Las Vegas, Nevada, Neighborhood Housing Services of Southern Nevada (NHSSN) is committed to enhancing Southern Nevada communities by offering affordable housing, homeownership support, education, and neighborhood revitalization initiatives. As a HUD-approved housing counseling agency, we work tirelessly alongside residents, business leaders, and government representatives to empower low to moderate-income individuals and families. NHSSN proudly stands as Nevada's inaugural NeighborWorks America organization and a recent affiliate of UnidosUS Nevada.

Our Timeline.

1992 - 2002
Founded in 1992 by a dedicated group of six residents, Neighborhood Housing Services of Southern Nevada (NHSSN) began with a mission to revitalize their community. While this initiative was a significant first step, the founders quickly recognized that a sustainable approach was essential for long-term impact.
In the following decade, NHSSN acquired its first asset, the Webster Community, a fourplex designed to support low- to moderate-income households. Understanding the importance of education in community development, NHSSN became the first
https://www.neighborworks.org/ network in Southern Nevada and a HUD Housing Counseling Agency. This designation enabled them to broaden their impact by providing essential services aimed at creating pathways to homeownership.
NHSSN offers a range of programs, including pre-purchase counseling, post-purchase counseling, homebuyer education, and financial literacy, empowering individuals and families to achieve their housing goals.

2003 - 2013
Through our commitment to serving the community with a focus on affordable housing and homeownership services, we acquired an additional 130 units and partnered with The Golden Rule nonprofit by securing a parcel of land for future growth and Parsons Place, the first transitional housing facility in Southern Nevada.
During this decade, a significant achievement was not only the acquisition of these 130 units but also their effective property management. Our homeownership team expanded its services to include foreclosure counseling, reaching thousands of homeowners and providing Down Payment Assistance.
In 2012, we received the first tranche of LIFT Funds from NeighborWorks America and Wells Fargo, which enabled us to deploy $5 million for first-time homebuyers to
purchase homes in the City of Las Vegas.

2014 - 2024
Neighborhood Housing Services of Southern Nevada (NHSSN) has truly moved mountains this decade, securing an additional $6 million in the second round of LIFT Funds to assist first-time homebuyers. We had the opportunity to educate thousands of families looking to purchase their homes, significantly contributing to the reduction of the foreclosure crisis. Despite facing substantial challenges, our “Tiny but Mighty” team remained laser-focused and achieved remarkable outcomes.
In 2017, we encountered a fire at Parsons Place during the same period we were tasked with deploying LIFT Funds. This was the agency's first experience with such an emergency. However, our team acted with grace, collaborating with the Red Cross and several local nonprofits to find alternative housing for 49 very low-income individuals in
less than two weeks.
That same year, we established a partnership with Caesars Foundation during their rehabilitation of two major hotels, Bally’s and Flamingo. Through this collaboration, we supported our partners in Houston, Texas, in the wake of Hurricane Harvey. We facilitated the transport of 23 big rig trucks with furniture to help those affected by this natural disaster, making a significant impact on many lives.
Upon the completion of Parsons Place, it was renamed after the visionary who provided
the building to NHSSN. Today, Betty-Jeanne houses 59 residents, and our renovations upgraded 49 units with functional kitchenettes, enabling our residents to achieve more sustainable living conditions. During this period, we also helped over 500 families realize the dream of homeownership in under nine months.
Then came the global pandemic, a challenge unlike any other. While NHSSN considered itself non-essential, our team quickly mobilized to administer emergency funds for a National Casino, deploying millions of dollars to assist thousands of families
in need. Additionally, we facilitated the first round of rental assistance, helping 666 families during this critical time.
Amid the pandemic, we launched our first ground-up construction project, The Golden Rule, which now provides 60 units for low- to moderate-income seniors. We are proud to report that The Golden Rule is currently 100% occupied, named in honor of the
nonprofit organization that donated the land to us.
As we reflect on our journey, it’s clear that NHSSN has not only adapted to the evolving needs of the community, but we have also consistently expanded our impact and resources decade after decade, ensuring a brighter future for those we serve.

TODAY
As we expand our real estate portfolio, we are equally focused on growing our staff and enhancing our internal capacity to become a leading affordable housing developer. Over the years, we have demonstrated that we are "Tiny but Mighty". As our community continues to grapple with the shortage of affordable rentals, it is essential that we
remain agile and innovative, whether through seeking new funding sources or mobilizing calls to action.
We are currently in the second phase of The Golden Rule, which will add an additional 60 units to our portfolio. Additionally, we are actively working through a capital campaign to develop a campus that will help strengthen our "Tiny but Mighty" team, enabling us to provide vital services for years to come.
